This unique, highly flexible lending program enables qualified developers of single-tenant properties to obtain funding for pre-development (i.e. options to purchase properties, permitting and zoning costs, legal fees) and construction costs.

Program Characteristics
While this program is customized to the needs of CapLease's developer partners, it generally provides:

• A specified amount of pre-construction funding per project, to be paid upon delivery of a final business plan and construction budget for the site development.  
• Interest payments on the amount of pre-construction funds provided. Interest is accrued during the development process.
• A profit participation or right to purchase to CapLease, if the property is sold at completion.
